Kitchen Layout Redesign in Scottsdale, AZ

A layout redesign is the part of a remodel that decides whether a kitchen works. It is also the part most people skip, because a new range and a new counter are easier to picture than a sink that has moved six feet. In the large custom kitchens of north Scottsdale, the layout is usually the actual problem. The room has space. It does not have a plan for two or three people using it at once.

Starting With How You Cook

We begin in your kitchen on an ordinary evening if we can, or at least with everyone who cooks in the room. We ask simple questions. Who does the chopping? Who runs the stove? Where do people put groceries down? Where does the dog bowl live, and where do the kids go for snacks? Then we watch where people collide.

The collisions are almost always in the same places. The main sink sits between the dishwasher and the only long stretch of counter, so the person rinsing and the person prepping share one spot. The refrigerator is on the far side of the island. The trash is under the sink, so anyone scraping a cutting board has to wait. The microwave is in the cooking wall, so a teenager reheating leftovers is standing where the pots need to go.

Dividing the Room Into Zones

A zone is a stretch of counter with everything one task needs within a step or two. In a big kitchen we usually plan four.

Prep

A second sink, a trash and compost pullout, knife and cutting board storage, and at least 36 inches of clear counter. Ideally it sits between the refrigerator and the range so ingredients travel one way.

Cooking

The range or cooktop with landing space on both sides, pots and pans in deep drawers directly below, spices and oils beside it, and a hood sized for the heat. We keep the traffic lane from the family room out of this area.

Cleanup

The main sink, the dishwasher and dish storage close together, so unloading does not mean walking across the kitchen. A dishwasher door open at 90 degrees blocks an aisle, which is why we keep this zone off the main walkway.

Serving and Beverages

A beverage refrigerator, a bar or coffee sink, and glassware near the edge of the kitchen closest to the family room or patio. Guests and kids get what they need without crossing a cook’s path.

Aisles, Clearances and the Work Triangle

The classic work triangle still has value, but it was designed for one cook. With two, we look for a triangle per person that does not overlap much. Aisle widths matter even more. A 42 inch aisle is comfortable for one person working. Two people passing behind each other want about 48 inches. An aisle that also carries traffic to the patio or garage door needs more than that, and a seating overhang that pushes stools into the aisle eats into it again.

What Moving Things Actually Involves

Most north Scottsdale homes sit on a concrete slab. Moving a sink means saw cutting and breaking out a strip of the slab for a new drain with enough slope, then patching the floor. Moving a gas range means a new gas run and a pressure test. Taking out a wall may need a structural engineer to confirm whether it is load bearing and to specify a beam. New circuits for wall ovens, warming drawers or induction may push a panel past its capacity. Each of these goes on the permit, and each gets inspected by the City of Scottsdale before walls and floors are closed up.

None of that is a reason to avoid moving things. It is a reason to move only what earns its cost. We price the options side by side, including the cheaper version where a second sink or a relocated microwave solves the problem without touching the main plumbing.

HOA Review and the Exterior

Interior layout changes rarely need HOA approval. Exterior changes often do, and a layout redesign can create them. A ducted hood on a new wall needs a vent through the roof or wall. A sink moved to a window may mean resizing that window. A new door to an outdoor kitchen changes the elevation.
